Guton Kenya Limited Fails to Issue Title Deeds to Customers Despite Payments

A Nairobi-based real estate company is on the spot for failing to issue title deeds to customers who purchased land from the firm, with some buyers stating that they have waited for years without receiving their documents despite completing payments.

A customer who requested anonymity disclosed that she purchased land from Guton Kenya Limited in 2011 and was allowed to complete payments in installments.

The victim says she cleared all outstanding payments, including the title processing fee, by 2020 but up to date, she has not received the title deed, and her efforts to seek clarification from the company have been met with frustration.

The company previously used a Facebook page to advertise new projects but the platform is now filled with complaints from buyers who have not received their title deeds.

A quick check confirms that their last post was in 2022, and since then, there have been no new advertisements, possibly due to backlash from dissatisfied clients.

“Good evening Cyprian, I have an issue that I would like you to bring to light about a company selling land but doesn’t want to issue titles. When asked, they take buyers in circles and even stop picking calls. How do I go about it? How much do you charge for that? Please advise.

Guton Kenya Limited is located at Solar House, 7th floor. I purchased the land in 2011 and was allowed to pay in installments, which I completed in 2020, and I paid even the title fee. But up to now, they have not issued me with a title, and every time I call them, they ignore my calls.

Many people have suffered at the hands of this company with empty promises. I have followed up until I have given up. Kindly hide my identity.”

According to its profile, Guton Kenya Limited was established in 2004 and operates from Solar House, Harambee Avenue, Nairobi.

The company offers real estate services, including land transactions, property management, consultancy, and landscaping.

It is led by Chairman Daniel Omari and CEO Philip Manoti.
