Published on May 15, 2020
A recent report by HassConsult has revealed the most expensive estates in Nairobi, where house prices can reach as high as Sh. 119.3 million.
The report, which analyzed the real estate market in Nairobi, found that the majority of areas in the city have an average house price of Sh. 11.2 million for stand-alone homes with more than four bedrooms.
However, in the upmarket areas, the cost of owning a home is significantly higher, with prices ranging from Sh. 80 million to Sh. 119.3 million.
According to the report, the most expensive estates in Nairobi are Gigiri, Nyari, and Runda, followed closely by Karen, Kitusuru, and Muthaiga.
Here is a breakdown of the most expensive estates in Nairobi:
- Gigiri: Sh. 119.3 million
- Nyari: Sh. 103.6 million
- Runda: Sh. 92.1 million
- Karen: Sh. 88 million
- Kitusuru: Sh. 84.3 million
- Muthaiga: Sh. 80.2 million
- Lavington: Sh. 66.7 million
- Spring Valley: Sh. 65.6 million
- Ridgeways: Sh. 63.3 million
These high prices are driven by the classification of these areas as the UN diplomatic blue zone, which attracts high-end buyers and drives up property prices.
On the other hand, the lowest prices are recorded in Nairobi's satellite areas, such as Kiserian, Kitengela, Juja, and Athi River, where house prices range from Sh. 8.8 million to Sh. 13.6 million.
