Once a haven for criminals, the Kiambu-Ruiru Road corridor has undergone a dramatic transformation as security improvements lure developers to invest in high-end housing projects.
The area, which saw frequent carjacking and violent crime a decade ago, now hosts multiple real estate ventures following a sustained security drive. A vandalized bungalow near Kamiti Corner, once a symbol of lawlessness, stands as a stark contrast to the modern developments emerging in the region.
Home Bridge's Lifestyle Heights project, a 30-acre gated community, is among the first major developments. The firm's director, Peter Karoki, confirmed the project includes 20 blocks with 420 units across one, two, and three-bedroom configurations, with 30% already sold. The complex features a clubhouse, gym, swimming pool, and 24-hour security.
Cytonn Real Estate's River Run estate, a Sh15.3 billion project, broke ground in April 2018. The 100-acre development will include 600 three- and four-bedroom units with private parking. Meanwhile, Optiven Group's Amani Ridge project, valued at Sh8 billion, will feature 400 luxury units with a mini-mall and community facilities.
Local developers urge continued infrastructure investment to sustain growth. Jekmas Services director John Mwaniki noted, "With good roads and amenities, real estate players will definitely camp in an area they had previously shunned." The shift marks a significant turnaround for a region once plagued by insecurity.
